New Deeside units offer businesses the chance to grow with Investment Zone tax benefits

A new development of industrial units in Deeside is giving businesses the opportunity to benefit from tax incentives through the Flintshire and Wrexham Investment Zone.

Developed by Marshall CDP, the new units are located in one of the Investment Zone’s designated ‘Tax Sites’, offering eligible businesses access to a package of support aimed at encouraging investment and job creation.

The units range in size from 12,000 to 57,000 square foot, and are being offered to let or for sale.

The benefits are available to businesses in advanced manufacturing and related sectors and may benefit from a range of tax incentives, including:

  • Up to 100% business rates relief for the first five years of occupancy, subject to eligibility and Council approval
  • Employer National Insurance contributions relief for eligible new employees
  • Enhanced Capital Allowances, to support investment in plant and machinery
  • Enhanced tax relief for qualifying building costs
  • Land Transaction Tax relief on qualifying land and property purchases

Councillor Richard Jones, Deputy Leader and Cabinet Member for Transformation, Growth and Place, said: “These new units represent an exciting opportunity for businesses to establish themselves or expand in a well-connected location.

“Being based within the Investment Zone Tax Site gives eligible businesses access to a range of valuable tax reliefs, helping them save money and reinvest in further growth. It’s a fantastic opportunity to become part of one of the UK’s premier industrial sites.”

The Flintshire and Wrexham Investment Zone is a partnership between UK Government, Welsh Government, North Wales Corporate Joint Committee (CJC), Flintshire County Council and Wrexham County Borough Council.

The initial 10-year programme is backed by a £160 million government funding package and aims to unlock £1 billion of private sector investment and help create 6,000 new jobs.

The Stealth development at Airfields, Deeside, is jointly marketed by B8 Real Estate and Legat Owen.
